How to use this & caveats

  • These rates are drawn directly from three contractors' itemized bids on one comp home in 78749 — a small sample. Treat outputs as a directional planning range, not a quote. Always get an itemized bid from a licensed, insured contractor before making an offer decision on a specific property.
  • Finish level drives the biggest swings. These rates assume the mid-grade, investor-flip finish level quoted here (LVP flooring, quartz/laminate counters, shaker cabinets, builder-grade fixtures). A designer-finish renovation will run well above the "high" column.
  • Overhead & profit disclosure varies by contractor. Only one of the three bids broke out markup separately (~17% of its total); the others likely bake margin into each line item. Add a 10–15% contingency on top of any total this tool produces.
  • Older homes hide surprises. None of these rates account for foundation issues, galvanized/polybutylene plumbing, knob-and-tube wiring, or structural repairs found once walls are opened — get a full inspection first.
  • Items marked as single-source in the rate card (baseboard/trim, interior doors, garage doors, water heater) reflect only one contractor's pricing — useful as a starting point, but with less cross-validation than the multi-source rows.
  • Roofing is priced per roofing square (100 sf of roof area), which is not the same as living area — actual roof area depends on pitch, stories, and overhang. The calculator defaults to roughly 1.2× the home's living-area square footage as a rule of thumb; confirm with a roofer for an exact measurement.
